Equal Housing Opportunity
Our Fair Housing commitment
Effective October 15, 2026
Opportunity
Burlington Rentals rents every home in compliance with the federal Fair Housing Act and the Iowa Civil Rights Act. We welcome all applicants.
Equal housing opportunity
We do not discriminate in the rental of housing, the terms or conditions of a tenancy, our advertising, or our services because of a person’s:
- Race or color
- Religion or creed
- Sex (including sexual orientation)
- National origin
- Familial status — including households with children under 18 and people who are pregnant
- Disability
These protections come from the federal Fair Housing Act (42 U.S.C. §3601 et seq.) and the Iowa Civil Rights Act (Iowa Code ch. 216). Some Iowa cities provide additional protections, and we follow the law where each home is located.
How we put it into practice
- Same price for everyone. Advertised rent is identical for every applicant in a given window. We never set rent per applicant and never run rent auctions.
- Neutral matching. Our waitlist matches homes using only the criteria you choose — area, bedrooms, budget, timing and pets. It never uses protected characteristics.
- Consistent screening. Every applicant is evaluated against the same published screening criteria, with an individualized review of any criminal history — never a blanket ban.
- Careful advertising. Our listings describe the home, not the people we think should live there, and every listing is checked against Fair Housing advertising rules before it’s published.
Reasonable accommodations and modifications
If you or someone in your household has a disability, you may ask for a reasonable accommodation — a change in our rules, policies, practices or services — or a reasonable modification of the home, when it’s needed for equal opportunity to use and enjoy it. Examples include a reserved accessible parking space, a different rent due date tied to when benefits arrive, or installing grab bars.
You can make a request at any time — before applying, while applying, or as a resident — in writing or verbally, and you don’t need to use any special words or form. We’ll respond promptly and may ask only for the information needed to evaluate the request, such as reliable documentation of the disability-related need when it isn’t obvious.
Assistance animals
Service animals and support animals are not pets. They are welcome in every home, including homes that don’t allow pets, as a reasonable accommodation. We never charge pet rent, pet fees or pet deposits for an assistance animal, and breed or weight limits for pets don’t apply. Residents remain responsible for any actual damage, as with any household.
Priority notice (“VIP”) policy
Waitlist members are notified about new homes in a set order. Priority (early) notice is offered only to current Burlington Rentals residents in good standing who want to move to another of our homes. Priority notice is never sold, and it is never offered or withheld based on any protected characteristic. Everyone else on the waitlist is notified next, before a home is listed publicly — and every person sees the same rent.
