Applying

Rental screening criteria

Effective October 15, 2026

We apply the same written criteria, in the same way, to every applicant. Read them before you apply — and if anything here would prevent you from qualifying because of a disability, you can ask for a reasonable accommodation.

How we screen

  1. Your written consent first. We never check any records without it.
  2. Identity is confirmed by matching name, date of birth and address history, so that someone else’s records are never mixed into yours.
  3. Every record must have a final outcome before it can be considered at all.
  4. The same checklist is applied to every applicant and the criteria used are recorded with each decision.

What we consider — and what we don’t

We consider only records with a final, adjudicated outcome:

  • Eviction judgments
  • Criminal convictions
  • Judgments or debts that have been satisfied or adjudicated

We never hold these against you:

  • An eviction filing that didn’t result in a judgment, or a case that was dismissed
  • An arrest or charge that didn’t lead to a conviction
  • Pending matters without a final outcome

Criminal history: individualized review

We do not have a blanket ban on applicants with a criminal record. When a conviction appears, we review it individually, considering the nature and severity of the offense, how long ago it occurred, your age at the time, and any evidence of rehabilitation or other information you want us to consider. You may give us that information at any time during the process.

Income, rental history and credit

Income, rental-history and credit standards are applied uniformly to every applicant, and the current figures are provided in writing with each application before any fee is paid. All lawful, verifiable income counts toward qualifying.

If your application is denied

You can ask us for the specific reason in writing. If a decision is based in any way on a report from a consumer reporting agency, we’ll give you the written notice required by the Fair Credit Reporting Act, including the agency’s name and contact information and your right to a free copy of the report and to dispute its accuracy.
