Terms of Use

Listings and availability

Listings, photos, rent amounts and availability dates are provided for information and may change or be withdrawn at any time. A listing is not an offer to rent; the terms of any tenancy are set only by a signed written lease. We work to keep information accurate but don’t guarantee it’s complete or current.

Waitlist and notifications

Joining the waitlist doesn’t guarantee that a home will be offered to you. Notices are sent in the order described in our priority notice policy, and every person sees the same advertised rent.

Text message (SMS) terms

• Program: Burlington Rentals Rental Alerts — automated texts about rental homes that match your waitlist criteria, and replies to messages you send us.
• Opt-in: only by checking the text-alert box on our waitlist form and providing your number. Consent is not a condition of renting.
• Frequency: varies with new listings — typically a few messages per month.
• Cost: Msg & data rates may apply.
• Opt-out: reply STOP (or CANCEL, END, QUIT, UNSUBSCRIBE) at any time. You’ll receive one confirmation and no further texts. Reply START to resume.
• Help: reply HELP, or contact us using the details below.
• Carriers are not liable for delayed or undelivered messages.
• See our Privacy Policy — we never share your mobile number or consent for third-party marketing.

Resident portal and payments

Portal access is for current residents only; keep your sign-in private and tell us promptly about any unauthorized use. Payments are processed by Stripe (cards) and Plaid (bank accounts), subject to their terms; we never see or store your full card or account number. A payment is complete only when we receive the funds, and your lease governs due dates, late fees and other payment terms.

Acceptable use

You agree not to:

• submit false information or apply on someone else’s behalf without authority;
• scrape, copy or republish listings or photos, or use automated tools to access the Site;
• interfere with the Site’s security or operation, or attempt to access accounts or data that aren’t yours;
• use the Site for any unlawful or discriminatory purpose.

Copyright and content

The Site and its content — including text, listing descriptions, photographs, graphics and design — are owned by or licensed to Burlington Rentals and protected by U.S. copyright and other laws. © 2026 Burlington Rentals. All rights reserved. You may view and print pages for your personal, non-commercial use in connection with renting from us; any other use requires our written permission.

If you believe content on the Site infringes your copyright, send a notice to the address below identifying the work, the material on the Site, and your contact information, and we’ll respond promptly.

Third-party services

The Site links to or uses services we don’t control (such as our payment providers). Their terms and privacy policies apply to your use of them.

Disclaimers

The Site is provided “as is” and “as available.” To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. Nothing in these terms limits any right you have under a lease or under Iowa landlord-tenant law (Iowa Code ch. 562A), which those terms cannot waive.

Limitation of liability

To the fullest extent permitted by law, Burlington Rentals is not liable for indirect, incidental, special or consequential damages arising from your use of the Site. This section does not apply to obligations under a lease or to liability that can’t be limited by law.

Governing law

These terms are governed by the laws of the State of Iowa. Any dispute about them will be heard in the state or federal courts located in Iowa, with venue in Des Moines County where permitted.

Changes

We may update these terms by posting a new version with a new effective date. Continued use of the Site means you accept the update.
